If the successful bidder withdraws or refuses to accept or execute the lease, IDL will retain the Premium Bid, the first year's rent and the non-refundable application fee. No assignment, sublease or other transfer of the lease will be allowed or approved from the date of the auction until possession under the lease, and thereafter only in accordance with the terms of the lease. 12.
