CITY OF WALLACE Notice of Public Hearing Wallace Planning & Zoning Pursuant to established procedure, notice is hereby given that the City of Wallace, Planning & Zoning Commission will hold a public hearing at Wallace City Hall on June 2, 2021, at 6:00 PM. The purpose of the hearing is to consider an application for a Variance by the potential owner Courtney Frieh, located at 208 Cedar Street, Wallace, ID. Property description: APN 0050006008A. A map of the site is on file with the City Clerk at City Hall. Description of proposed Variance: The house that once occupied the lot was built circa 1910 before setbacks were required. It was demolished in 2019. The former house straddled the property line on both sides so that it nearly touched the neighboring houses. The houses on either side, which are still standing, are also built on or over their property lines. Therefore, although the lot was platted as 25 feet wide, its actually 22 feet wide. Applicant is proposing to build a 16' wide, period-appropriate, craftsman style house on the narrow lot, which will promote infill development, add another home to the Wallace inventory, improve the aesthetics of that line of houses, and make use of an unattractive city lot on a popular street. Variance #1: Variance from Section 13-6-2-3(A), which requires a minimum lot size of 4600. Variance for a 2265 sq. ft. lot size. Variance #2: Variance from Section 13-6-2-3(E)(2), which requires 5' side yard setback. Variance for 3-foot side yard setbacks on both sides. NOTICE OF PUBLIC HEARING ON FEES KINGSTON-CATALDO SEWER DISTRICT The Board of Directors ("Board") of Kingston-Cataldo Sewer District ("District") will hold a public hearing on May 24, 2020 at 6:30 p.m. at the District office, located at: Kingston-Cataldo Sewer District 42784 Silver Valley Road Kingston, ID 83839 In accordance with Idaho Code ยง 63-1311A, the purpose of the public hearing is to take public comments regarding any proposed new fee and/or increases, in excess of five percent (5%) over the amount last collected, for the following fees and/or charges of the District: Metered Commercial Rate $78.00 per month, plus an additional $70.00 per month for each unit (7,500 gal.) over the base amount (10,000 gal.) water usage. The rate is subject to periodic evaluation and will be reviewed on an individual basis annually. For customers that do outdoor watering in the summer, an average of the Oct-May usage will be applied to June-Sept. If the actual read during these months is less than the average, than the lesser reading will be used for billing. RV Dump Stations $78.00 per month, June through November per each unit of 62 dumps. Car Wash $78.00 per month, plus an additional $78.00 per month for each unit (6,140 gal.) over the base amount (6,140 gal.) discharged into the system. The rate is subject to periodic evaluation. Temporary Metered Residential/Commercial Under special circumstances when an individual service is observed to be discharging excessive monthly flow, a temporary metered rate may be imposed at the discretion of the board until the excessive flows are eliminated. 4" Tap-In Fee $3950.00 The new fee or increase to the existing fee charged by the District is to allow the District to recover its actual or reasonably necessary costs and expenses associated with such services, thereby complying with applicable law. The Board will consider all written and oral communication in making a final determination of the appropriate rates and charges.
